How long does a home inspection take?
Most inspections take about 2 to 4 hours, depending on the size, age and condition of the home. Add-ons like thermal imaging or a radon test can add a little time on site.
Should I attend the inspection?
Yes, if you can. Joining for the end of the inspection lets Zack walk you through what he found, show you the important items in person and answer your questions on the spot.
When will I get my report?
Within 24 hours. You'll get a written report with photos that separates safety issues and major repairs from routine maintenance.
Can a house fail an inspection?
No. A home inspection isn't pass or fail. It's a clear picture of the home's condition, so you can negotiate, plan repairs or move ahead with confidence.
What isn't covered?
A home inspection is a visual, non-invasive look at the home's readily accessible systems, following the InterNACHI Standards of Practice. It doesn't include opening walls, moving furniture or stored items, building code compliance, or specialized systems like septic, wells and water quality. On PEI, you can get well water tested through the province.
When should I book?
As soon as your offer is accepted. Condition periods can be short, so call or text with the address and your condition date and we'll do our best to fit it in.
Should I add a radon test?
Radon can't be seen or smelled, and the only way to know a home's level is to test. A 72-hour real estate radon test ($350 + HST) can run during the same visit, with the report ready when the test ends.
